when you decide to buy a home in Spain.

First of all we cover a very wide region ranging
from Vinaros and Peniscola in the north of the region right
down through Valencia City to Alicante. Also we cover many
inland areas as we see a trend with our clients wanting to
live totally in a Spanish community and wanting more living
space for their money.
We cover all client profiles: we offer coastal beach areas,
golf investments, rural locations, expat community areas,
investments for good capital growth and luxury apartments
in the City of Valencia located close to where the Americas
Cup will take place in 2007.

We Help You......
We will now explain how we manage your house
purchase from the moment you fly to Spain to inspect properties
right through to the final day of completion to you finally
moving into your home.
First of all the team at Live Valencia are fluent in Spanish and between us we have the advantage of speaking in 6 languages so our market covers the UK, Ireland, Spain,Holland, Germany and parts of South East Asia.
We spend a lot of time sourcing properties.
We are constantly driving throughout the region looking for
interesting new developments, rural locations as well as sourcing
homes close to the city, airport and beaches. The job of finding
properties takes up the majority of our time. As we are all
integrated into the Spanish culture it is easier for us to
speak with the locals in each village and town and find out
who is about to put their property on the market. This "insider
information" gives you, the advantage of discovering
areas and properties that you would otherwise miss if you
go with the usual information you see and read on TV and the
commercial property magazines.
Understanding
Your Needs....
Prior to you coming to Spain we would telephone
you and get an understanding of what you are looking for.
A call takes about 20 minutes and it helps us to sharpen our
property search for your particular home requirements. This
prepares us to give you the best choice and so making full
use of your time. We find clients cannot afford to waste precious
time looking for properties and a typicalthree day visit has
to be planned well in advance. We will also assist you in
finding suitable hotel accommodation for the time you are
here.
We will guide you to the locations and properties that fit with you. This could take anything from a day to three days. Once you make your decision to buy your home we will guide you through all the complexities and legalitiestowards the home completion.
You have found the home or property investment you want. Straight away we will arrange to get a Purchase Agreement raised between you and the seller or developer. We will introduce you to an English speaking Spanish lawyer who will explain the conveyancing process. Before you return to your country we will help you with the opening of a bank account and help you with the bank transfer of deposit money for your investment.
During the conveyancing period we will be constantly liasing with your lawyer, the seller and updating you as to the progress of the home purchase. It is very important that you have a person who speaks your language as well as Spanish and is on top of the process. We never recommend that you do it yourself or rely on the Spanish Notary system to take care of the legalities. Buying a home requires full professional searches and checks so you definitely need local help to get the purchase through.
When you return to Spain to complete, we will accompanyyou to the local Notary office and will offer to translate any questions or concerns you may have. This ensures an efficient and painless completion.
So you have your house keys and ready to move

What
happens next?
We offer all our clients a standard relocation service package which involves working with you up to three days which will include getting you connected to telephone, gas, electricity and water services. We will guide you to the nearest shopping service centres and banks and if required we can source builders and tradesmenin the event of you wanting a new pool installed or if you wish to make any changes to your home.
Our relocation packages come in various formats and a lot depends on your personal circumstances. We have professionally trained relocation staff and would welcome anyopportunity to help you be it a life transition to Spain or simply setting up your holiday homes or investment.
